Strathpine is about 21 kilometres north of the Brisbane CBD in the City of Moreton Bay, the local government area immediately north of Brisbane. Investors own here for more accessible entry prices, rail access to the city and a varied tenant pool drawn by local services and jobs.
Strathpine at a glance
Strathpine was the administrative centre of the Pine Rivers Shire from 1889 until the shire joined the Moreton Bay region in 2008, and City of Moreton Bay's Pine Rivers district offices are still here. The suburb lies between the North Pine and South Pine rivers, with Four Mile Creek crossing Gympie Road. Most of its growth came from the 1960s, so the stock is mainly houses from that era onwards, alongside townhouses and units closer to the centre. Strathpine Centre, a large shopping centre that opened in 1983, anchors the suburb.
Who rents in Strathpine
Census data shown on Domain puts Strathpine at roughly 74% owners and 26% renters, with a younger average age than many surrounding suburbs. Demand comes from:
- Transport: Strathpine and Bray Park stations on the Redcliffe Peninsula line, plus Strathpine bus station with services to Redcliffe, Chermside and Toombul.
- Employment: neighbouring Brendale is largely industrial and commercial, and Council offices and Strathpine Centre are local employers too.
- Schools: Strathpine and Strathpine West state schools, Pine Rivers State High School and The BUSY School's Strathpine campus.
The Strathpine rental market
Strathpine shares postcode 4500 with Bray Park, Brendale and other nearby suburbs. SQM Research's weekly asking rents index for 4500 was about $739 a week for all houses and about $649 for three-bedroom houses in the week ending 20 October 2026, with units averaging about $644 and two-bedroom units around $531. We use these as a guide and price each lease from recent comparable leasings and the home's condition.
In Queensland rent can only be increased once every 12 months for a property, and rent bidding is banned, so getting the starting rent right at each new lease matters more than it used to.
Where the opportunity is
Strathpine's mix of older houses and more affordable entry points gives investors a few realistic levers:
- A secondary dwelling: many houses sit on standard suburban blocks that may suit a granny flat. Queensland has allowed these to be rented to anyone since September 2022, though approvals still apply. Our granny flat cash flow guide covers the numbers.
- Refresh an original home: a kitchen, bathroom, flooring and paint update can lift rent and appeal in a suburb where much of the stock is decades old.
- Comfort and practicality: air conditioning, security screens and off-street parking matter to commuters and young families. See increasing yield without overcapitalising.
Managing a property in Strathpine
Townhouses and units come with body corporate by-laws and levies, so we keep tenants informed of building rules and coordinate common-area issues with the body corporate manager. Older houses benefit from regular roof, gutter and termite checks, and an asbestos check before renovating homes built before the 1990s. With the North Pine and South Pine rivers and Four Mile Creek nearby, we suggest checking every address with City of Moreton Bay's Flood Check property report and confirming insurance. Our Annual Property Performance Review then reviews rent, maintenance and improvement plans together.
