Property management in Gordon Park: a guide for investors

Gordon Park is a small, leafy pocket close to the city where character homes and Kedron Brook parklands keep tenants staying put.

Gordon Park is a compact suburb about five to six kilometres north of the Brisbane CBD, wrapped on its south and east by Kedron Brook. Investors like it for its city proximity, its established interwar streets and a tenant base that values a quiet residential pocket close to everything.

Gordon Park at a glance

The estate was first offered for sale in 1890 but largely developed between the wars, and many streets carry names linked to General Gordon and the siege of Khartoum. Stafford Road forms the northern edge. Housing is mainly detached homes, including character homes from the interwar era, alongside a smaller number of unit blocks and townhouses. The Kedron Brook parklands are the suburb's main recreation space, with parks such as Kokoda Park, Thistle Street Park and Wally Bourke Park.

Who rents in Gordon Park

Census data shown on Domain puts the split at about 57% owners and 43% renters. Tenants are typically professionals, couples and families who want to be close to the city without living in an apartment. Demand is supported by:

  • Proximity: a short trip to the CBD, Lutwyche and the inner north.
  • Health and education jobs: the Royal Brisbane and Women's Hospital precinct at Herston and The Prince Charles Hospital at Chermside are both within an easy drive.
  • Schools nearby: there are no schools inside the suburb, but state primary schools in Stafford, Wooloowin and Kedron and Kedron State High School are close by.

The Gordon Park rental market

Gordon Park shares postcode 4031 with Kedron. SQM Research's weekly asking rents index for 4031 was about $974 a week for all houses and about $760 for three-bedroom houses in the week ending 20 October 2026. Units averaged about $608, with two-bedroom units around $611. The gap between the all-houses figure and three-bedroom houses suggests larger family homes in this postcode are leasing well above smaller ones.

With Queensland rent increases limited to once every 12 months per property and rent bidding banned, we set rent from recent comparable leasings and the home's presentation, then test it in the market. A well-priced first lease usually leads to a longer tenancy.

Where the opportunity is

In a small, established suburb like this, upside usually comes from improving what is already there rather than adding density:

  • Adding a bedroom or bathroom: given the gap in the SQM figures between three-bedroom and larger houses, converting a two or three-bedroom home into a four-bedroom, two-bathroom layout can be worth costing, especially in a raised character home where space underneath can be built in.
  • A secondary dwelling: where block size and approvals allow, Queensland has let granny flats be rented to anyone since September 2022. See our granny flat cash flow guide.
  • Comfort upgrades: air conditioning, ceiling fans and screens make older homes far more liveable through a Brisbane summer and help with retention. Our guide to lifting yield without overcapitalising covers where to spend.

Managing a property in Gordon Park

Character homes need regular attention to timber, roofing, stumps and termite protection, and older homes may sit under Brisbane City Council character or heritage overlays, so check these before planning any work. Because Kedron Brook borders much of the suburb, and flooded in 2022, we suggest reviewing each address with Council's FloodWise Property Report and making sure insurance reflects the result. Our Annual Property Performance Review brings these items together with rent, holding costs and your longer-term plans.
