Property management in Bald Hills: a guide for investors

Bald Hills offers Brisbane's northern edge a rare mix of village feel, river parkland and fast road and rail links, which keeps family tenants coming.

Bald Hills is the northernmost suburb in the City of Brisbane, about 18 km north of the CBD on the South Pine River. Investors own here for the family housing, the transport links and a tenant pool that values space and quieter streets.

Bald Hills at a glance

Land sales began in 1857, and the suburb is named after two small hills on the South Pine River valley floor. It stayed largely rural until the Richmond Heights estate opened in 1959, after which the population grew quickly through the 1960s. The 2021 Census recorded about 7,000 residents across 12.9 km².

Housing is mostly detached family homes from the post-war and later suburban era, with some newer estates where bushland has been cleared. The ABC's 198-metre Bald Hills Radiator transmission tower is the best-known landmark, and the Tinchi Tamba Wetlands Reserve, Canterbury Park and Barungwarra Bushland Reserve, with its boat ramp, give the suburb plenty of green space.

Who rents in Bald Hills

Census data shown on Domain puts Bald Hills at roughly 74% owners and 26% renters, so the rental pool is smaller than in inner suburbs and good homes are keenly sought. Rentwell manages properties in Bald Hills, and demand is driven by:

  • Transport: Bald Hills railway station is on the Queensland Rail City network, and the suburb sits where the Gateway Motorway, Gympie Road and the southern end of the Bruce Highway meet.
  • Schools: Bald Hills State School and St Paul's Anglican School (Prep to Year 12) are in the suburb, with state high schools in nearby Bracken Ridge, Strathpine and Aspley.
  • Employment: the industrial and trade businesses of neighbouring Brendale, plus Strathpine and Carseldine retail, are close by.

The Bald Hills rental market

Bald Hills has its own postcode, 4036. SQM Research's weekly asking rents for 4036 were about $733 a week for all houses and about $697 for three-bedroom houses in the week ending 20 October 2026, with units averaging about $422. Domain's sales data shows three-bedroom houses averaging around 10 days on market, a sign of solid buyer and tenant interest.

Asking rents are a guide rather than achieved rents, so we lean on recent comparable leases for similar homes. Queensland limits rent increases to once every 12 months for the same property and bans rent bidding, which means pricing each new lease carefully and planning any improvements before the property goes to market.

Where the opportunity is

Bald Hills homes are often on good-sized suburban blocks, which opens up a few realistic options:

  • A secondary dwelling: on a suitable block, a granny flat can add a second income stream. Queensland has allowed these to be rented to anyone since September 2022, though approvals still apply. Our granny flat cash flow guide walks through the numbers.
  • An extra bedroom or bathroom: where an older home has a single bathroom or a spare living area, a sensible reconfiguration can widen the family tenant pool.
  • Comfort and presentation: air conditioning, fresh paint, updated flooring and secure yards for pets help homes lease faster and hold good tenants longer.

Managing a property in Bald Hills

The South Pine River runs along the western edge of the suburb through the Bald Hills Flats, a large flood plain. Risk varies street by street, so we recommend checking any address with Brisbane City Council's FloodWise Property Report and confirming insurance matches. Older homes benefit from regular roof, gutter and termite checks, and pools need a current safety certificate before a new lease starts. Larger yards also mean clear lease terms on lawns, gardens and gutters.

Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in Brisbane, or run your numbers through our cashflow calculator before we talk.
