Property management in Arana Hills: a guide for investors

Arana Hills offers investors established family homes, a handy local shopping centre and bushland on the doorstep, in a suburb where most residents own.

Arana Hills is a Hills District suburb about 14 kilometres north-west of the Brisbane CBD. It sits within the City of Moreton Bay, on the Brisbane side of the region, and adjoins the Bunyaville Forest Reserve. Investors own here for well-priced family homes in an established suburb with consistent demand from households who want to stay put.

Arana Hills at a glance

Arana Hills was home to the Pine Rivers shire's first modern suburban subdivision, Camden Park, started in 1956, and the name Arana Hills was gazetted in 1962. That history shows in the housing, which is largely detached homes from the late 1950s onwards on suburban blocks. The suburb has its own shopping centre anchored by Kmart and Coles, plus neighbourhood shops, a library and parks such as Camden Park, Bob O'Neil Park and Bandicoot Gully.

Who rents in Arana Hills

Census data shown on Domain puts Arana Hills at roughly 81% owners and 19% renters. The rental pool is smaller than the city average, and tenants tend to be families and couples looking for a long-term base. Demand drivers include:

  • Schools: Pine Community School is in the suburb, and nearby state schools include Grovely, Ferny Hills and Patricks Road state schools, with Mitchelton and Ferny Grove state high schools close by.
  • Transport: Ferny Grove and Keperra stations on the Ferny Grove line are a short drive away for city commuters.
  • Convenience and lifestyle: a local shopping centre, plus Bunyaville Forest Reserve for walking and riding.

The Arana Hills rental market

Arana Hills shares postcode 4054 with neighbouring Keperra. SQM Research's weekly asking rents index for 4054 was about $760 a week for all houses and about $703 for three-bedroom houses in the week ending 20 October 2026, with units averaging about $749 and two-bedroom units around $662. The unit figures draw on a small number of listings, so we rely more on house data and recent Arana Hills leasings when setting rent.

In Queensland rent can only be increased once every 12 months for a property, and rent bidding is banned, so getting the starting rent right at each new lease matters more than it used to.

Where the opportunity is

Many Arana Hills homes are original or lightly updated, which leaves room for sensible improvements:

  • Add a bathroom or bedroom: older three-bedroom, one-bathroom homes can often gain an ensuite or a fourth bedroom, which widens the family tenant pool.
  • A secondary dwelling: on a suitable block, a granny flat can lift total income. Queensland has allowed these to be rented to anyone since September 2022, though approvals still apply. Our granny flat cash flow guide covers the numbers.
  • Comfort and presentation: air conditioning, ceiling fans, fresh paint and updated flooring help a home lease faster and keep good tenants longer. See increasing yield without overcapitalising.

Managing a property in Arana Hills

Severe storms in 2008 caused widespread damage to houses in Arana Hills, which is a useful reminder to keep roofs, gutters and large trees in good order before each storm season. Older homes also benefit from regular termite inspections, and where a house was built before the 1990s it is sensible to understand any asbestos-containing materials before renovating. Arana Hills is in the Kedron Brook catchment, and Cabbage Tree Creek runs nearby, so we suggest checking any address with City of Moreton Bay's Flood Check property report and confirming insurance. Our Annual Property Performance Review then looks at the year as a whole.
