Property management in Stafford: a guide for investors

Stafford pairs post-war homes on generous blocks with a strong renter base, which gives investors both steady demand and room to improve.

Stafford is a northern Brisbane suburb about nine kilometres from the CBD, sitting along the banks of Kedron Brook. Investors are drawn to its mix of affordable older homes on generous blocks, a major shopping centre and a renter base that makes up around half of all households.

Stafford at a glance

Stafford started life as Happy Valley, a district of dairies, tanneries and market gardens, and became a residential suburb through the 20th century. Much of today's housing is original Queenslander-style homes and post-war Queensland Housing Commission homes, many on quarter-acre blocks from the 1940s and 1950s. Stafford City Shopping Centre, built on the old Gibson's tannery site, anchors the suburb, and Sparkes Hill and numerous parks give it plenty of green space.

Who rents in Stafford

Census data shown on Domain puts Stafford at roughly 49% owners and 51% renters, which is a high share for a middle-ring suburb and a good sign of depth in the rental pool. Demand comes from:

  • Location: a short drive to the CBD and the northern suburbs, with bus links along the main roads.
  • Schools: Stafford State School and Queen of Apostles Primary School are local, with Everton Park and Kedron state high schools nearby.
  • Convenience: Stafford City's supermarkets, cinema and food court, plus parks and the Kedron Brook bikeway.

Tenants tend to be a blend of young families, couples and sharers, with one and two-bedroom units appealing to singles and first-time renters.

The Stafford rental market

Stafford shares postcode 4053 with Mitchelton, Everton Park and nearby suburbs. SQM Research's weekly asking rents index for 4053 was about $780 a week for all houses and about $713 for three-bedroom houses in the week ending 20 October 2026, with units averaging about $709 and two-bedroom units around $649. Because the figure blends several suburbs, we treat it as a guide and lean on recent comparable leasings in Stafford itself.

Queensland now limits rent increases to once every 12 months for each property, and rent bidding is banned. In practice that means pricing each new lease carefully at the start and planning any improvements before the property goes to market.

Where the opportunity is

Stafford's post-war homes are often solid, simple and sitting on more land than the house needs. That opens up a few realistic options:

  • A secondary dwelling: on a suitable block, a granny flat can add a second income stream. Queensland has allowed these to be rented to anyone since September 2022, though approvals still apply. Our granny flat cash flow guide walks through it.
  • An extra bedroom or bathroom: many original homes are two or three bedrooms with one bathroom, and a sensible reconfiguration can lift both rent and the tenant pool.
  • Comfort and presentation: air conditioning, fresh paint, updated flooring and a tidy yard are modest spends that can help a home lease faster and keep good tenants longer. See increasing yield without overcapitalising.

Managing a property in Stafford

Older timber and fibro homes need a planned approach to maintenance, including roof and gutter checks, termite inspections and attention to stumps and decks. Where a home was built before the 1990s, it is sensible to understand any asbestos-containing materials before renovating. Stafford runs along Kedron Brook, which flooded in 2022, so we recommend checking any address with Brisbane City Council's FloodWise Property Report and confirming that insurance cover matches. Our Annual Property Performance Review is where we line up these items with your lease dates and cash flow.
