Palm Beach sits on the southern Gold Coast, about 19 kilometres south of Surfers Paradise and a short drive from Coolangatta and the airport. Investors own here because the beach lifestyle, a large local high school and a mix of houses and apartments attract tenants who tend to stay.
Palm Beach at a glance
The suburb covers about 6.3 square kilometres, bounded by Tallebudgera Creek to the north, Currumbin Creek to the south, the ocean to the east and the Pacific Motorway to the west. The Gold Coast Highway runs through the eastern side, past the main shopping and dining strip, and the population grew from 14,654 to 16,349 between the 2016 and 2021 censuses.
Housing is a real mix. Apartments and unit blocks dominate close to the beach, while the streets west of the highway are mostly detached houses, ranging from original homes to recent rebuilds.
Who rents in Palm Beach
- Families drawn to Palm Beach State School and Palm Beach-Currumbin State High School, one of the larger state high schools on the coast.
- Young professionals and couples who want to live near the beach, cafes and the 19th Avenue shopping precinct.
- Commuters using the Pacific Motorway, Translink bus routes along the highway, and the light rail, which since August 2026 runs from Burleigh Heads just across Tallebudgera Creek.
- Active locals who value the surf clubs, the creeks and the Palm Beach Aquatic Centre.
The Palm Beach rental market
OnTheHouse (Cotality data, as at 30 September 2026) puts the median rent at $1,200 a week for houses and $850 a week for units. Census data shows around 60 per cent of homes were owner-occupied in 2021, so a sizeable share of the suburb is rented.
Medians are a starting point, not a price. Rent here varies a lot with distance to the beach, views, parking and whether a home has been updated, so we price each property off current, comparable listings. In Queensland, rent can only be increased once every 12 months for the property, not just the tenancy, and rent bidding is banned, so you can't invite or accept offers above the advertised rent. That makes getting the number right at the start of each lease more important than ever.
Where the opportunity is
- Second dwellings on larger blocks. Queensland has allowed granny flats to be rented to anyone since September 2022, though council and building approvals still apply. Next door in Elanora, one of our clients now earns $1,600 a week combined from a three-bedroom house and a two-bedroom secondary dwelling. Read more on granny flats and second dwellings.
- Refreshing original homes. Paint, flooring, lighting and an updated kitchen can move an older house into a different rental bracket.
- Air conditioning and outdoor space. Tenants on the coast notice both, and both help with retention.
- Unit presentation. In older blocks, small upgrades and good photography help a unit stand out. See our thoughts on lifting yield without overcapitalising.
Managing a property in Palm Beach
- Coastal wear. Salt air is hard on metal fittings, balustrades, air conditioning units and window tracks, so we build regular maintenance into the plan rather than waiting for failures.
- Body corporate. For units, we work with the body corporate on by-laws, common property repairs and levies so tenants and owners know where they stand.
- Pools. A current pool safety certificate is needed before a lease is signed for any property with a pool, including shared pools in unit complexes.
- Waterways. With creeks on two sides, it is worth checking the City of Gold Coast flood information for a specific address before buying or renovating.
- Lease timing. We aim to set lease end dates away from the Christmas holiday period, when many people are travelling and fewer are looking to move.
If you own in Palm Beach or are weighing up a purchase, we are happy to talk it through. You can read more about our approach to property management in the Gold Coast, or run your numbers through our cashflow calculator before we chat.
