Burleigh Heads is a coastal suburb on the southern Gold Coast, about 13 km south of Surfers Paradise and 88 km from the Brisbane CBD. Investors own here for the lifestyle appeal, a mix of apartments and houses, and consistent demand from tenants who want to live near the beach.
Burleigh Heads at a glance
The suburb has two distinct parts: a narrow coastal strip facing the ocean, and an inland section that follows Tallebudgera Creek. The headland at Burleigh Head, rising about 80 m at the creek mouth, and the surrounding national park define the suburb's southern end. The James Street precinct is the dining and retail hub near the beach, while West Burleigh adds shopping and a small industrial area.
Housing ranges from high-rise and low-rise apartments along the Gold Coast Highway and beachfront to detached homes in inland pockets such as Koala Park, a residential area developed in the 1960s. The 2021 Census recorded 10,572 residents.
Who rents in Burleigh Heads
The tenant pool is broad, which helps keep vacancy short for well-presented properties.

- Families: Burleigh Heads State School is in the suburb, with Miami and Elanora state high schools and Marymount College nearby.
- Light rail users: Stage 3 of the G:link opened to passengers on 9 August 2026, adding eight stations and linking Burleigh Heads with Broadbeach and the rest of the network for the first time.
The Burleigh Heads rental market
PRD's Burleigh Heads market update reports a median house rent of $1,185 a week in Q4 2025, a house rental yield of 3.0% and a vacancy rate of 1.9% as at December 2025. That reflects a premium, lifestyle-driven market where tenants have clear expectations about finish and location, and where rents vary widely between an older walk-up unit and a renovated beachside home.
We set rent from recent comparable leases in the same building or street wherever possible. Queensland limits rent increases to once every 12 months for the same property and rent bidding is banned, so pricing correctly at the start of the lease protects both income and days on market.
Where the opportunity is
For apartments, the upside usually sits in presentation: updated kitchens and bathrooms, quality flooring, air conditioning and making the most of balconies and views. For houses, options can include renovating a dated home in a strong street, adding a bedroom or second living area, or, on a suitable block, a secondary dwelling. Queensland has allowed granny flats to be rented to anyone since September 2022, with approvals still required.
Improvements should be matched to what tenants in that specific location will pay for. Our guide to increasing rental yield without overcapitalising sets out how we approach that.
Managing a property in Burleigh Heads
Many investment properties here are in body corporate schemes, so we work with building managers on by-laws, levies, common property repairs and move-in rules, and factor levies into the owner's performance review. Some buildings permit short-stay letting and others restrict it, so it pays to understand the rules in your building. Rentwell manages long-term tenancies.
Coastal properties need extra attention to salt exposure on balustrades, window tracks and air conditioning units. Parts of the suburb along Tallebudgera Creek fall within the City of Gold Coast's flood overlay, which is worth checking for any house purchase. On the coast, we aim to avoid lease expiries over the Christmas holiday period, when competition from holiday accommodation is highest and fewer long-term tenants are searching.
Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in the Gold Coast, or test your numbers in our cashflow calculator before we talk.
