Property management in Robina: a guide for investors

A hospital, a university, a train station and a major shopping centre all within a few kilometres make Robina one of the Gold Coast's steadiest rental suburbs.

Robina is a master-planned suburb on the southern Gold Coast, about 10 kilometres south-west of Surfers Paradise and around 84 kilometres from the Brisbane CBD. Investors own here for the depth of tenant demand: health, education, retail and transport are all clustered in one suburb.

Robina at a glance

Robina began in the early 1980s, when developers bought around 20 square kilometres of former grazing land west of Broadbeach. It was Australia's largest master-planned community during construction, and its 2021 census population was 25,659. The suburb functions as a residential and commercial hub, with Robina Town Centre, Robina Stadium and The Glades golf course.

Housing ranges from detached family homes in established estates to townhouses and apartments, particularly around the town centre and transport links.

Who rents in Robina

  • Health workers at Robina Hospital, a large public teaching hospital beside the railway station.
  • Students and staff at Bond University, whose main campus is in Robina.
  • Brisbane commuters using Robina station on the Gold Coast line, and the Pacific Motorway.
  • Families attracted to Robina State School, Robina State High School and nearby private options.
  • Retail and office workers employed around the town centre.

The Robina rental market

OnTheHouse (Cotality data, as at 31 July 2026) shows a median rent of $1,050 a week for houses and $850 a week for units. About 64 per cent of homes were owner-occupied at the 2021 census.

Because demand comes from several directions, the right rent depends on who a property suits. A townhouse near the hospital or station is priced differently from a four-bedroom home near a school. In Queensland, rent can only be increased once every 12 months for the property, not just the tenancy, and rent bidding is banned, so you can't invite or accept offers above the advertised rent. We set rent from current comparables and review it at each renewal with the 12-month rule in mind.

Where the opportunity is

  • Furnished or semi-furnished options can suit visiting clinicians and university staff on shorter contracts, where the numbers support it.
  • Study nooks and home offices appeal to professionals who work partly from home.
  • Air conditioning, security screens and low-maintenance gardens are practical upgrades tenants value.
  • Second dwellings may be possible on some larger lots. Queensland has allowed granny flats to be rented to anyone since September 2022, though approvals still apply. More on granny flats and second dwellings.
  • Before spending, it helps to know which upgrades actually lift rent. Our piece on lifting yield without overcapitalising covers this.

Managing a property in Robina

  • Body corporate. Many townhouses and apartments sit in schemes with their own by-laws on pets, parking and common areas. We make sure tenants know them from day one.
  • Pools. Shared and private pools both need a current pool safety certificate before a lease is signed.
  • Lakes and low-lying land. Parts of Robina sit near lakes and waterways. Checking the City of Gold Coast flood information for a specific address is sensible before buying.
  • Academic calendar. With Bond University nearby, we watch semester timing when setting lease end dates for properties likely to suit students or staff.

If you own in Robina or are weighing up a purchase, we are happy to talk it through. You can read more about our approach to property management in the Gold Coast, or run your numbers through our cashflow calculator before we chat.

Robina FAQs
