Property management in Elanora: a guide for investors

Elanora is a family suburb between two creeks on the southern Gold Coast, with larger blocks that can open up genuine yield opportunities.

Elanora sits between Tallebudgera Creek and Currumbin Creek on the southern Gold Coast, about 21 km south of Surfers Paradise and roughly 94 km from the Brisbane CBD. Investors own here for the established family housing, the larger blocks and tenants who tend to settle in for the long term.

Elanora at a glance

The suburb covers about 8.9 km², bordered by Tallebudgera Creek to the north-west and the Pacific Motorway to the north-east and east. Its name is said to come from an Aboriginal word meaning "home by the sea". Much of Elanora is low-rise and leafy, with detached family homes on suburban blocks, pockets of townhouses and duplexes, and waterfront and bushland streets close to the creeks.

The 2021 Census recorded 12,539 residents. The Pines shopping centre on Guineas Creek Road is the main retail hub, with a smaller neighbourhood centre on Nineteenth Avenue.

Who rents in Elanora

Elanora's renters are mostly families and couples who want a suburban setting within a short drive of the beaches at Palm Beach, Currumbin and Tallebudgera.

  • Schools: Elanora State School (Prep to Year 6) and Elanora State High School (Years 7 to 12) are both in the suburb.
  • Transport: the Pacific Motorway runs along the suburb's edge, giving access north to Robina and Brisbane and south to Coolangatta. A future rail extension with a station near The Pines has been proposed by the state government.
  • Lifestyle: creeks, parks and nearby beaches suit tenants who want a coastal lifestyle without living in a high-rise.

The Elanora rental market

Elanora is a tightly held market where owner-occupiers make up the large majority of households, so the rental pool is relatively small and quality homes are well contested. Sales data from Domain shows three-bedroom houses with a median price of around $1.23 million over the last 12 months, which reflects how much buyers value the suburb. SQM Research's asking-rent index for postcode 4221, which also takes in beachside Palm Beach, sat at about $1,323 a week for houses in the week to 20 October 2026, down 12% on a year earlier. That gives a useful benchmark, though the postcode figure blends Elanora's family homes with Palm Beach's beachside stock.

We price each property from recent comparable leases rather than a suburb-wide figure, since condition, bedrooms and outdoor space move rent considerably here. Queensland allows a rent increase only once every 12 months for the same property and rent bidding is banned, so the starting rent needs to be accurate.

Where the opportunity is

Larger blocks are Elanora's standout opportunity. Since September 2022, Queensland has allowed secondary dwellings to be rented to anyone, not only family members, though planning and building approvals still apply.

Our Elanora case study shows what that can look like. A three-bedroom, one-bathroom home was already leasing for $850 a week. A modern two-bedroom, one-bathroom secondary dwelling now rents for $750 a week, taking combined income to $1,600 a week. We manage both as a single asset: one owner, one report, two leases on their own cycles. The original home is still to be renovated, leaving a further lift available when the timing suits.

Other realistic options include updating kitchens and bathrooms, adding air conditioning and improving outdoor living areas. Our guide to granny flats and second dwelling cash flow explains how we test whether a project stacks up.

Managing a property in Elanora

Pools are common, and any property with a regulated pool needs a current pool safety certificate before a new lease starts. Homes near Tallebudgera and Currumbin creeks may fall within the City of Gold Coast's flood overlay, which can affect insurance and any plans to build, so we check this early. With two dwellings on one title, clear separation of utilities, outdoor areas and parking makes each lease simpler to manage.

On the coast, demand moves with the seasons and school terms. Where we can, we avoid lease expiries over the Christmas holiday period and aim for times when families are actively looking.

Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in the Gold Coast, or test your numbers in our cashflow calculator before we talk.

Elanora FAQs

Can I rent a granny flat in Elanora to anyone?

Yes. Since September 2022, Queensland has allowed secondary dwellings to be rented to people outside the household. Planning and building approvals still apply, so check what your block allows before you start.

How does Rentwell manage a house and granny flat on one property?

We manage them as one asset with two separate leases. You receive one report covering both, and each lease runs on its own cycle, as in our Elanora case study where combined rent reached $1,600 a week.
