Property management in New Farm: a guide for investors

New Farm's riverside lifestyle and walkable streets keep rental demand deep, and getting the details right on apartments and character homes is what lifts returns.

New Farm is an inner Brisbane suburb about two kilometres from the CBD, set on a broad bend of the Brisbane River. Investors own here because it combines city proximity, a strong lifestyle offer and one of Brisbane's largest rental pools.

New Farm at a glance

New Farm moved from early farms and riverside industry to one of Brisbane's most sought-after residential suburbs. Housing is a genuine mix: 19th-century colonial buildings, Queenslander and Federation homes, art deco flats from the 1930s and newer apartment developments. Apartments, units and duplexes make up more than 70% of dwellings. New Farm Park, the Brisbane Powerhouse arts centre, the riverwalk and the cafes and shops along Brunswick Street and Merthyr Road give the suburb its character.

Who rents in New Farm

Census data shown on Domain puts New Farm at about 41% owners and 59% renters, so renting is the norm here. Tenants are commonly professionals, couples and downsizers. Demand is driven by:

  • Proximity to work: the CBD and Fortitude Valley are a short walk, ride or bus away.
  • River transport: CityCat stops at Sydney Street and New Farm Park.
  • Lifestyle: parks, the Powerhouse, dining and a walkable village feel.
  • Schools: New Farm State School and Holy Spirit School are local, with Fortitude Valley State Secondary College nearby.

The New Farm rental market

New Farm shares postcode 4005 with Teneriffe. SQM Research's weekly asking rents index for 4005 was about $820 a week for all units and about $824 for two-bedroom units in the week ending 20 October 2026. Houses averaged about $1,419, with three-bedroom houses around $1,281. Because apartments dominate, the unit figures are the most relevant guide for most owners, though building quality, river views, parking and amenities make a big difference between properties.

Queensland now limits rent increases to once every 12 months per property and has banned rent bidding, so we set rent carefully at each new lease using recent comparable leasings in the same building or street.

Where the opportunity is

In New Farm the opportunity is usually about quality and presentation rather than adding floor space:

  • Apartment refreshes: updated flooring, lighting, window furnishings and appliances can lift an older art deco or 1990s unit in a suburb where tenants compare closely.
  • Comfort and convenience: efficient air conditioning, secure parking and storage are often what separate a quick lease from a slow one.
  • Character homes: for owners of houses, thoughtful updates that respect the home's character can support a higher rent. Our guide to increasing yield without overcapitalising covers where the money tends to work hardest.

Managing a property in New Farm

Most investment properties here sit within a body corporate, so we keep close track of by-laws, levies, sinking fund planning and any major works, and we coordinate with building managers on access and repairs. Character houses and older buildings may sit under Brisbane City Council heritage or character overlays, which affect renovations. Parts of New Farm flooded in January 2011, including around New Farm Park and towards Merthyr Road, and the original floating riverwalk was swept away and later rebuilt as a fixed structure. We recommend checking each address with Council's FloodWise Property Report. Our Annual Property Performance Review brings levies, rent and holding costs together each year.
