Property management in Enoggera: a guide for investors

Home to Gallipoli Barracks and a station on the Ferny Grove line, Enoggera offers investors a dependable tenant base and solid older housing stock.

Enoggera is a north-western Brisbane suburb about seven kilometres by road from the CBD. Investors own here for the combination of a large employer on the doorstep, a train line into the city and character homes on blocks with room to improve.

Enoggera at a glance

Enoggera began as a farming district of orchards and vineyards, and estates were subdivided and sold from the 1890s through the 1920s. That history shows in the housing: plenty of Queenslanders and interwar homes, mixed with post-war houses and some newer townhouses and units. Kedron Brook runs through the suburb, and Enoggera station on the Ferny Grove line sits in its north-east. A large part of the suburb is taken up by Gallipoli Barracks, which opened as the Enoggera Army Barracks in 1910.

Who rents in Enoggera

Census data shown on Domain puts Enoggera at about 56% owners and 44% renters. Tenant demand is supported by:

  • Gallipoli Barracks: one of the country's major Army bases, bringing Defence personnel and families who often look for homes close to work.
  • Transport: Enoggera station runs direct to the CBD, and the suburb is close to Mitchelton, Newmarket and Alderley.
  • Schools: Enoggera State School, Our Lady of the Assumption School and Hillbrook Anglican School are all in the suburb, with Everton Park and Mitchelton state high schools nearby.

The Enoggera rental market

Enoggera shares postcode 4051 with suburbs including Alderley, Gaythorne, Grange, Newmarket and Wilston, some of which are higher priced. SQM Research's weekly asking rents index for 4051 was about $975 a week for all houses and about $820 for three-bedroom houses in the week ending 20 October 2026, with units averaging about $665 and two-bedroom units around $635. We use these as context and set rent from Enoggera's own recent leasings.

In Queensland rent can only be increased once every 12 months for a property, and rent bidding is banned. Defence tenancies can also follow posting cycles, so we pay close attention to lease end dates and the time of year when pricing a new lease.

Where the opportunity is

Enoggera's older homes and family-sized blocks lend themselves to a few sensible strategies:

  • Raise or build in: many Queenslanders have usable space underneath, and adding a bedroom, bathroom or second living area can broaden the tenant pool.
  • Secondary dwellings: on suitable blocks, a granny flat can add income. Queensland has allowed these to be rented to anyone since September 2022, though approvals still apply. Our granny flat cash flow guide explains the numbers.
  • Presentation and comfort: air conditioning, secure parking and low-maintenance yards suit busy households. See increasing yield without overcapitalising.

Managing a property in Enoggera

Character homes reward a planned maintenance schedule covering roofs, stumps, timber and termite protection, and older homes may be subject to Brisbane City Council's character overlays, which affect what can be changed. Kedron Brook runs through the suburb and flooded in 2022, so check each address with Council's FloodWise Property Report and confirm insurance. For tenants who may relocate on a posting, clear routine inspection reports and an organised entry and exit process help keep each changeover smooth. Our Annual Property Performance Review then looks at the year as a whole.
