Property management

Routine inspections

Three routine inspections carried out each year, each with a written report and photographs so your investment is demonstrably well cared for. You're welcome to attend any of them.

Rent collection & arrears management

A zero arrears tolerance policy. Rent is monitored daily and the breach process commences from eight days in arrears, with you kept informed at every stage.

Bill management & financial reporting

Invoices paid from your rental income with monthly disbursements. Owner statements and an EOFY summary are provided, with all documents accessible 24/7 in your owner portal.

Maintenance management

We coordinate trusted tradespeople from start to completion, seeking your approval before authorising any non-emergency works beyond a pre-agreed limit. (Excludes renovations and major repairs.)

Lease & tenancy administration

Renewals including rent reviews, bond management, and all legislative documents — prepared, lodged and handled for you.

Compliance

All tenancy-related property compliance handled, with pet applications and modification requests managed in accordance with the legislation.

Through Equity Projects, our in-house renovation arm, we plan and project-manage ROI-led renovations that lift your rent and valuation — trades, timelines and budget handled by the same team that holds your tenancy, then re-let to the improved value. Renovate → revalue → re-rent → refinance.

Proactive rent reviews, equity tracking and a clear read on when there's room to move again — coordinated with the Buywell buying arm, so your management actively feeds the growth of your portfolio rather than parking it.

Management fee

8% + GST
Charged on rent collected. Inclusions as listed above.

Administration fee

$7.70 / month
Per monthly owner statement — trust account processing and ledger administration.

Letting fee

1 week's rent + GST
Charged per tenancy from the initial payment of rent.

Advertising

$449 inc. GST
Covers premiere and platinum online listings. Payable upfront to commence advertising.

Photography

$220 inc. GST
Professional photography to enhance enquiry. Optional add-on.

Signboard

$138 inc. GST
On-site signboard installation. Optional add-on.

Property management, answered.

How much does management cost?

The standard management fee is 8% + GST on rent collected, plus a $7.70 monthly administration fee. The letting fee is one week's rent + GST per tenancy. Advertising, photography and a signboard are optional add-ons, and your proposal confirms the exact figures for your property.

Which areas do you manage in?

We manage residential investment properties across South East Queensland.

How often is my property inspected?
