Newtown sits immediately west of the Toowoomba city centre, about 2 km from the CBD. Investors own here for the location, the concentration of well-known schools and a rental pool that makes up close to half of all households.
Newtown at a glance
Newtown was the first area outside the city centre to be subdivided for housing, back in 1865, and it briefly had its own town council from 1913 to 1917. It covers about 5.5 km² and recorded 10,039 residents at the 2021 Census, making it one of Toowoomba's most populous suburbs.
Clifford Park Racecourse, home of the Toowoomba Turf Club, and Clifford Gardens Shopping Centre are local anchors, and Newtown Park holds the State Rose Garden. The housing mix reflects the suburb's long history: older timber homes and heritage-listed residences sit alongside post-war houses, newer infill and a growing number of units and townhouses. The Gore Highway begins at its intersection with the Warrego Highway in Newtown, giving good road access west and south.
Who rents in Newtown
Census data shown on Domain puts Newtown at roughly 54% owners and 46% renters, a deep rental pool by Toowoomba standards. Rentwell manages properties in Newtown, and demand comes from a wide mix of tenants.
- Families: Newtown State School, Our Lady of Lourdes Primary, St Mary's College, St Ursula's College and The Glennie School are all in the suburb, with Harristown and Toowoomba state high schools nearby.
- Singles and couples: Domain's figures show a majority of single-person and non-family households, which suits smaller homes and units.
- Workers: the CBD, Toowoomba Hospital on Pechey Street and the city's retail and service employers are a short drive away.
The Newtown rental market
HtAG Analytics (updated September 2026) shows a median house rent of $537 a week, up 7.37% over the year, a vacancy rate of 0.83% and a gross house yield of 3.57%. That is a tight market where well-presented homes lease quickly.
Because Newtown's stock ranges from a two-bedroom cottage to a renovated four-bedroom family home, a single median only tells part of the story. We price each property from recent comparable leases in the suburb. Queensland limits rent increases to once every 12 months for the same property and bans rent bidding, so setting the right advertised rent at the start of each lease matters.
Where the opportunity is
Newtown's older homes and established blocks give owners some realistic ways to improve returns:
- A cosmetic refresh of paint, flooring and lighting in dated homes with good bones.
- Reverse-cycle air conditioning, which tenants value through Toowoomba's cooler winters as much as in summer.
- Adding a second bathroom or converting a sleepout or study into a bedroom where the layout allows.
- A secondary dwelling on a suitable block. Queensland has allowed granny flats to be rented to anyone since September 2022, subject to planning and building approvals.
Our guide to increasing rental yield without overcapitalising explains how we rank these options so the spend is justified by the return.
Managing a property in Newtown
Older timber homes do best with a planned maintenance schedule covering roofs, gutters, stumps, termite inspections and hot water systems. Heritage-listed properties, and some character homes, can carry extra requirements before external changes are made, so it is worth checking before planning works. Queensland's minimum housing standards apply to every tenancy, and pools need a current safety certificate before a new lease starts. Toowoomba Regional Council's flood risk mapping is a sensible check for any address during due diligence.
With so many schools in the suburb, we aim to line up family leases with the school holidays to protect continuity of income.
Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in Toowoomba, or run your numbers through our cashflow calculator before we talk.
