Property management in Harristown: a guide for investors

Harristown's big school catchment, post-war family homes and very low vacancy make it a steady performer for Toowoomba investors.

Harristown is an established residential suburb about 4.4 km south-west of the Toowoomba CBD. Investors own here for its accessible family housing, a strong mix of schools and a vacancy rate that has stayed well under 1%.

Harristown at a glance

The suburb takes its name from George Harris, a Brisbane businessman and politician, and the Harristown Estate opened in 1902 with 177 building sites. Most of its growth came after World War II, which shapes the housing today: plenty of post-war brick and timber homes on standard suburban blocks, with newer houses and infill scattered through.

Harristown covers about 7.2 km² and recorded 9,081 residents at the 2021 Census, up from 8,555 in 2016. Heritage sites include Smithfield House, the Drayton and Toowoomba Cemetery and the Milne Bay Museum.

  • Schools: Harristown State School, Harristown State High School (one of Toowoomba's largest, with more than 1,600 students), St Anthony's Catholic Primary School and Concordia Lutheran College are all in the suburb.
  • Access: the CBD, Kearneys Spring's shopping centres and the University of Southern Queensland's Darling Heights campus are a short drive away.
  • Value: tenants who want a house and yard close to town often find Harristown more accessible than the eastern suburbs.

The Harristown rental market

According to HtAG Analytics (updated September 2026), the median house rent is $529 a week, up 6.21% over the year, with a vacancy rate of 0.72% and a gross house yield of 3.35%. That is one of the tighter rental markets in Toowoomba, and good homes rarely sit for long.

Low vacancy does not remove the need for careful pricing. Families compare bedroom count, condition, heating and cooling and yard size, so we set rent from recent comparable leases rather than a suburb median. Queensland limits rent increases to once every 12 months for the same property and bans rent bidding, so the advertised rent needs to be right from the outset.

Where the opportunity is

Harristown's post-war homes are often solid and simple, which suits a measured value-add approach:

  • Refreshing kitchens, bathrooms, paint and flooring where they are holding the rent back.
  • Split-system air conditioning or heating in living areas and bedrooms.
  • Converting a second living area into an extra bedroom to widen the pool of family tenants.
  • Multiple income streams. Some Harristown properties are already set up this way, with a main house split into separate tenancies or a granny flat on the same block. Queensland has allowed secondary dwellings to be rented to anyone since September 2022, though planning and building approvals still apply.

Our article on granny flats and second dwelling cash flow explains how we assess whether that kind of setup stacks up.

Managing a property in Harristown

Post-war homes benefit from planned attention to roofing, older wiring, hot water systems and window coverings. Where a home was built before the 1990s, it is sensible to understand any asbestos-containing materials before renovating. Properties with more than one tenancy need clear arrangements for shared areas, parking, utilities and water charging, all set out in each lease. Toowoomba Regional Council's flood risk mapping is worth checking for any address during due diligence.

With four schools in the suburb, we aim to time family lease expiries around the summer holidays where possible.

Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in Toowoomba, or run your numbers through our cashflow calculator before we talk.
