Property management in Kearneys Spring: a guide for investors

With the university next door, five shopping centres and modern family homes, Kearneys Spring draws a broad and steady tenant pool.

Kearneys Spring is a residential suburb about 3.6 km south of the Toowoomba CBD via Ruthven Street. Investors own here for its convenience, its newer family housing and a tenant base that spans university staff, students and families.

Kearneys Spring at a glance

The suburb is named after a family who ran a dairy farm in the area, and early spring water from here helped supply Toowoomba. It covers about 6.5 km² and recorded 9,419 residents at the 2021 Census, up from 8,552 in 2016. The West Creek wetlands run through the middle, dividing the suburb into eastern and western sides.

Land use is predominantly suburban housing, from detached family homes to units and townhouses, with a small grazing area in the south. Shopping is a real strength: Toowoomba Plaza and The Ridge Shopping Centre on the east side, Westridge and Uni Plaza on the west, and Ruthven Plaza on Ruthven Street.

Who rents in Kearneys Spring

Census data shown on Domain puts Kearneys Spring at roughly 53% owners and 47% renters, a large rental pool. Rentwell manages properties in Kearneys Spring, and demand comes from several directions.

  • University: the University of Southern Queensland's main Toowoomba campus sits opposite Westridge and Uni Plaza, bringing staff, postgraduates and students.
  • Families: Highlands Christian College (Prep to Year 12) is in the suburb, with state primary schools in Darling Heights, Harristown and Middle Ridge and state high schools in Harristown and Centenary Heights.
  • Convenience seekers: tenants who value supermarkets, services and an easy run into the CBD along Ruthven Street.

The Kearneys Spring rental market

HtAG Analytics (accessed October 2026) shows a median house rent of $537 a week, a vacancy rate of 1.29% and a gross house yield of 2.95%. Domain's sales data shows homes selling quickly, with three and four-bedroom houses averaging under ten days on market. The lower yield reflects higher house values here, so holding costs and tenant retention carry more weight in the overall return.

With a mix of student-oriented units and larger family homes, we price each property from recent comparable leases rather than a suburb median. Queensland limits rent increases to once every 12 months for the same property and bans rent bidding, so getting the advertised rent right at the start of each lease matters.

Where the opportunity is

With a broad mix of houses, units and townhouses, the gains usually come from fit-out and layout rather than major works:

  • Reverse-cycle air conditioning in living areas and bedrooms.
  • Study nooks or a converted fourth bedroom, which appeal to university staff and working-from-home tenants.
  • Fresh paint, updated flooring and tidy, low-maintenance gardens to support quick leasing.
  • A secondary dwelling on a suitable block. Queensland has allowed granny flats to be rented to anyone since September 2022, with approvals still required.

Our guide to increasing rental yield without overcapitalising shows how we weigh each option against the likely rent increase.

Managing a property in Kearneys Spring

Townhouses and units often sit within a body corporate, so we coordinate with the committee on by-laws, common property repairs and levies. Houses near the West Creek wetlands are worth checking against Toowoomba Regional Council's flood risk mapping before buying or improving. Pools need a current safety certificate before a new lease starts, and Queensland's minimum housing standards apply to every tenancy.

University tenants often move around the start of semesters, while families prefer the school holidays, so we set lease end dates to suit the likely tenant for each property.

Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in Toowoomba, or run your numbers through our cashflow calculator before we talk.
