East Toowoomba sits on the eastern edge of the Toowoomba CBD, around 1.5 km by road from the city centre and about 125 km west of Brisbane. Investors own here for the location, the established streetscapes and a tenant base drawn by some of the region's best-known schools.
East Toowoomba at a glance
This is one of Toowoomba's oldest residential areas, and it shows. Queens Park and the Botanic Gardens, established in 1869, anchor the suburb and host much of the Carnival of Flowers each September. The Cobb & Co Museum is on Lindsay Street and Clive Berghofer Stadium is home to local rugby league. The Warrego Highway crosses the suburb's east and south.
Housing stock is largely detached homes, with a high share of character houses on established blocks alongside some newer townhouses and units. Several homes and buildings in the suburb are heritage listed, and the 2021 Census counted 5,953 residents.
Who rents in East Toowoomba
Schools are the biggest driver. Toowoomba Grammar School, Fairholme College, Toowoomba Anglican School, Toowoomba East State School and Mater Dei Catholic Primary School are all in the suburb, so families often rent here specifically for catchment and convenience. Government high school students typically attend Toowoomba State High School or Centenary Heights State High School nearby.
- Healthcare workers: St Vincent's Private Hospital is in East Toowoomba.
- Students and staff: TAFE's Bridge Street campus is in the suburb.
- Professionals: the walk or short drive to the CBD suits people who work in town.
The East Toowoomba rental market
HtAG Analytics (updated September 2026) puts the median house rent at $585 a week, with a vacancy rate of 0.82%. That points to a tight market where well-presented homes lease quickly. Sales prices are high relative to rents, so most owners here are holding for long-term growth with a steady, reliable income alongside it.
For setting rent, current comparable evidence matters more than a headline median, because a renovated four-bedroom home near the schools and an original cottage can sit a long way apart. Queensland allows a rent increase only once every 12 months for the same property, and rent bidding is banned, so the advertised price needs to be right from day one.
Where the opportunity is
Character homes are where most of the upside sits, provided the work is chosen carefully. Realistic options include:
- Updating a tired kitchen or bathroom in a home that otherwise presents well.
- Adding reverse-cycle air conditioning, which tenants value for Toowoomba's cooler winters as much as for summer.
- Reworking an underused room into a study or additional bedroom.
- On larger blocks, a secondary dwelling. Queensland has allowed granny flats to be rented to anyone since September 2022, though planning and building approvals still apply.
The aim is a lift in rent and value that justifies the spend. Our guide to increasing rental yield without overcapitalising covers how we weigh that up.
Managing a property in East Toowoomba
Older homes need planned maintenance rather than reactive repairs. Timber, roofing, guttering and older electrical or plumbing are the usual watch points, and Queensland's minimum housing standards apply to every lease. Many properties also fall under Toowoomba Regional Council's heritage or neighbourhood character overlays, which can add requirements before renovating or building, so we check the overlay before any work is scoped. Parts of Toowoomba are covered by council flood mapping, which is worth reviewing for any property near a creek line.
School terms shape demand, so where we can, we time lease expiries to suit families moving before a new school year.
Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in Toowoomba, or run your numbers through our cashflow calculator before we talk.
