Property management in Centenary Heights: a guide for investors

With a large state high school, several primary schools and solid family housing, Centenary Heights is a dependable suburb for long-term rental demand.

Centenary Heights is a residential suburb about 4 km south-east of the Toowoomba CBD. Investors own here because it offers established family homes at more accessible prices than its neighbours, with strong school-driven demand from tenants.

Centenary Heights at a glance

Covering around 3.1 km², Centenary Heights was once part of Middle Ridge and was named in 1960 to mark Queensland's centenary of separation from New South Wales. It sits between Rangeville and Middle Ridge, with Emmerson Park, Horners Reserve, Harwood Park and Ravenscourt Street Park providing local green space.

Much of the suburb developed from the 1960s, and the stock is largely brick and timber family homes on standard suburban blocks, with some newer infill. The 2021 Census recorded 6,152 residents.

Who rents in Centenary Heights

Schools are central to demand here. Centenary Heights State High School, with more than 1,600 students, is in the suburb, along with Gabbinbar State School, St Thomas More's Primary School and Martin Luther Primary School, a campus of Concordia Lutheran College.

  • Families: the concentration of primary and secondary schools makes this a natural choice for households planning to stay several years.
  • University staff and students: the University of Southern Queensland's Toowoomba campus in Darling Heights is a short drive west.
  • Local workers: the CBD and the city's health and education employers are within easy reach.

The Centenary Heights rental market

According to HtAG Analytics (updated September 2026), the median house rent is $552 a week, up 7.77% year on year, with a vacancy rate of 1.42% and a gross house yield of 3.15%. That is a healthy balance: steady demand with slightly more choice for tenants than in the tightest neighbouring suburbs.

That makes accurate pricing important. We set rent using recent comparable leases for similar homes, with attention to bedroom count, condition, air conditioning and yard size. Queensland limits rent increases to once every 12 months for the same property and bans rent bidding, so the rent we advertise needs to reflect the market from the outset.

Where the opportunity is

Much of the stock here is solid but dated, which suits a measured value-add approach:

  • Refreshing paint, flooring and lighting to lift presentation without a full renovation.
  • Updating a kitchen or bathroom where it is clearly holding the rent back.
  • Adding split-system air conditioning or heating to living areas and bedrooms.
  • Creating a fourth bedroom from an existing living space, which can widen the pool of family tenants.

On larger lots, a secondary dwelling may be possible. Queensland has allowed granny flats to be rented to anyone since September 2022, with approvals still required. Our guide to increasing rental yield without overcapitalising explains how we prioritise works so the return justifies the spend.

Managing a property in Centenary Heights

Established homes tend to need attention to roofing, hot water systems, older wiring and window coverings over time. Planning these items ahead keeps the property compliant with Queensland's minimum housing standards and avoids surprise costs mid-lease. Some properties in Toowoomba sit near creek lines covered by council flood risk mapping, which is worth checking during due diligence.

Because demand is so tied to schools, we look to time lease expiries for the summer holidays where possible, when families are most likely to move.

Every property we manage gets an Annual Property Performance Review, so you can see how the rent, holding costs and equity are tracking each year. Read more about property management in Toowoomba, or run your numbers through our cashflow calculator before we talk.
