Raceview is an established suburb about 3.5 kilometres south-east of the Ipswich CBD. Investors own here for its central position, solid family demand and a rental market that sits comfortably between Ipswich's older inner suburbs and its newer estates.
Raceview at a glance
The suburb covers about 5.9 square kilometres and is around 43 kilometres from Brisbane's CBD. It borders Eastern Heights, Silkstone, Churchill, Flinders View, Blackstone and Swanbank, and the Cunningham Highway clips its south-eastern corner. The name comes from an early racecourse that later moved to Bundamba.
Raceview had a population of about 9,700 at the 2021 Census. Housing is mostly detached homes on suburban blocks, from older houses near Raceview Road to later brick homes further out. The suburb also has two retirement villages, plenty of parks and a shopping precinct on Raceview Road.
Who rents in Raceview
About 40% of households rented at the 2021 Census, and around 70% of households are families. Tenants are typically:
- Families drawn to Raceview State School, a large Prep to Year 6 school with a special education program, and Bethany Lutheran Primary School. Bremer State High School in the Ipswich CBD is the nearest government high school.
- Health and CBD workers wanting a short drive to Ipswich Hospital and the city centre.
- Commuters using the Cunningham Highway to reach Ipswich's industrial areas, Amberley and the motorway to Brisbane.
Public transport is limited, so off-street parking and a garage or carport carry real weight with tenants here.
The Raceview rental market
Queensland Residential Tenancies Authority bond data for June 2026 shows a median weekly rent of $595 for houses and $310 for units. Houses make up most of the rental stock, so the house median is the more useful guide.
Queensland rules shape how that plays out: rent can only be increased once every 12 months for a property, and rent bidding is banned, so the advertised rent is the rent. Getting the figure right at the start of a lease matters more than ever. We set rent from recent local leases for similar homes, then adjust for bedrooms, block size, parking, air conditioning and how close the home is to Raceview State School.
Where the opportunity is
Raceview's established stock gives investors some sensible options:
- Older homes on larger blocks may suit a secondary dwelling. Since September 2022 Queensland has allowed granny flats to be rented to anyone, though Ipswich City Council approvals still apply. Our guide to granny flats and second dwellings in Queensland explains how the cash flow can work.
- Cosmetic refreshes such as flooring, paint, lighting and kitchen updates can bring a dated home closer to newer stock without a full renovation.
- Comfort upgrades like split-system air conditioning, ceiling fans and security screens are well valued by families through Ipswich summers.
Not every upgrade pays for itself. Read our approach to lifting yield without overcapitalising before committing to a renovation.
Managing a property in Raceview
Rentwell manages properties in Raceview, and the practical points are consistent. Older homes need planned maintenance, especially roofing, stumps, plumbing and termite checks. Family tenants and larger yards mean being clear in the lease about lawns, gardens and pets.
Flooding mainly affects Ipswich's lower-lying areas, but it is still worth checking every property. Ipswich City Council's historical flood mapping tool shows the 1974, 2011 and 2022 flood extents property by property, and we review it as part of onboarding. Leasing activity also tends to lift around the start of the school year, which is worth keeping in mind when a lease is due to end.
