Property management in Springfield Lakes: a guide for investors

A master-planned lakeside community with two train stations, a new hospital and university campus nearby, and strong family demand.

Springfield Lakes is a master-planned suburb in the City of Ipswich, about 35 kilometres south-west of the Brisbane CBD. Investors own here because it combines newer, low-maintenance homes with rail access and a growing health, education and retail hub at Springfield Central.

Springfield Lakes at a glance

The suburb is part of Greater Springfield and was developed by Lendlease as a series of smaller neighbourhoods. It takes its name from Spring Lake, Regatta Lake and Discovery Lake, and the Centenary Motorway and Springfield rail line run along its north-western edge.

Housing is mostly modern detached homes on smaller lots, with some townhouses and units. Most stock is less than 25 years old, which keeps maintenance needs lower than in older suburbs.

Who rents in Springfield Lakes

About 43% of households rented at the 2021 Census, and families make up the large majority of households. Demand is driven by:

  • Schools including Springfield Lakes State School and Good Shepherd Catholic Primary, with Springfield Central State High School and Woodcrest State College nearby.
  • Rail access from Springfield and Springfield Central stations, linking to Brisbane via the Ipswich line at Darra.
  • Health and education jobs at Mater Hospital Springfield, which now offers emergency and maternity care, and the University of Southern Queensland's Springfield campus.
  • Shopping and lifestyle at Orion Springfield Central and around the lakes and parklands.

The Springfield Lakes rental market

Queensland Residential Tenancies Authority bond data for June 2026 shows a median rent of $640 a week for houses and $410 for units. Cotality figures for the 12 months to June 2026, published by Your Investment Property, put median advertised rents at $675 for houses and $625 for units, with gross yields of 3.64% and 4.08%. Bond data covers all lodged leases, while advertised rents reflect new listings.

Because much of the stock is similar in age and style, tenants compare closely and small differences in presentation and price matter. Queensland rules shape how that plays out: rent can only be increased once every 12 months for a property, and rent bidding is banned, so the advertised rent is the rent. Getting the figure right at the start of a lease matters more than ever. We price against current comparable listings and recent leases in the same neighbourhood.

Where the opportunity is

With newer homes, the gains are usually in features rather than renovation:

  • Air conditioning in bedrooms as well as the living area, plus ceiling fans, is close to expected in this market.
  • Outdoor and storage upgrades such as covered alfresco areas, side access and garden sheds help with families.
  • Pet-friendly setup with secure fencing widens the tenant pool in a family suburb.
  • Presentation, including fresh paint and tidy landscaping at each re-let, keeps a property ahead of similar homes nearby.

Lots here are generally smaller, so secondary dwellings are less common, but corner and larger blocks can be worth a look. Our guides on lifting yield without overcapitalising and granny flats and second dwellings in Queensland cover how to test those ideas.

Managing a property in Springfield Lakes

Newer homes still need attention. Builder warranty items, air conditioner servicing and smoke alarm compliance are the common ones. Townhouses and units come with body corporate by-laws and levies that we factor into the owner's budget and tenant selection.

The suburb has lakes and waterways, so check Ipswich City Council's flood mapping for each address rather than assuming. If a property has a pool, it needs a current pool safety certificate before a new lease starts.
