Property management in Bundamba: a guide for investors

A well-connected Ipswich suburb with its own train station, a TAFE campus and some of the more accessible rents in the city.

Bundamba is an established suburb about 6.3 kilometres east-north-east of the Ipswich CBD and 35 kilometres from Brisbane. Investors own here for its train access, accessible entry prices and a renter-friendly mix of schools, training and local employment.

Bundamba at a glance

The suburb covers about 11 square kilometres, with the Bremer River and Bundamba Creek forming parts of its boundary. Neighbours include Booval, North Booval, Dinmore, Ebbw Vale, Silkstone, Blackstone, New Chum and Riverview. Brisbane Road runs through the suburb and is lined with shops, and the Ipswich Racecourse sits in the south-west.

Bundamba is a mix of residential streets and industrial land, with some grazing land near the river. Housing is mostly detached homes, many of them older, reflecting the suburb's long history as a coal mining and railway area.

Who rents in Bundamba

About 42% of households rented at the 2021 Census, so there is a solid rental pool. Tenants are typically:

  • Rail commuters using Bundamba station on the Ipswich and Rosewood line, with services to Ipswich and Brisbane.
  • Families using Bundamba State School and Bundamba State Secondary College, so primary and high school are both in the suburb.
  • Students and staff at the TAFE Queensland Ipswich campus on Mary and Byrne Streets, which also hosts other training providers.
  • Local workers in nearby industrial areas and along the Ipswich Motorway corridor.

The Bundamba rental market

Queensland Residential Tenancies Authority bond data for June 2026 shows a median weekly rent of $530 for houses and $300 for units. That puts Bundamba among the more accessible Ipswich suburbs for tenants, which supports steady demand.

Queensland rules shape how that plays out: rent can only be increased once every 12 months for a property, and rent bidding is banned, so the advertised rent is the rent. Getting the figure right at the start of a lease matters more than ever. Because Bundamba's homes vary a lot in age and condition, we price from recent leases of genuinely comparable homes and factor in distance to the station, parking and air conditioning.

Where the opportunity is

Bundamba's older stock often has room to lift the rent with targeted work:

  • Cosmetic refreshes to dated homes, such as paint, flooring, lighting and kitchen or bathroom updates.
  • An extra bedroom or bathroom where the layout allows and the work is approved and compliant.
  • Larger blocks may suit a secondary dwelling, subject to site and flood constraints. Since September 2022 Queensland has allowed granny flats to be rented to anyone, though Ipswich City Council approvals still apply. Our guide to granny flats and second dwellings in Queensland explains how the cash flow can work.
  • Comfort and security, including split-system air conditioning, screens and good outdoor lighting.

We always test upgrades against rent and value. Our article on lifting yield without overcapitalising shows how.

Managing a property in Bundamba

Rentwell manages properties in Bundamba, and flood checks come first. Ipswich City Council's 2022 flood recovery plan lists Bundamba Creek among the creeks that saw major flooding, and an evacuation order was issued for Bundamba during that event. Many streets were unaffected, but we review Ipswich City Council's historical flood mapping, which shows the 1974, 2011 and 2022 flood extents, for every property we take on. That informs insurance, maintenance planning and how we brief tenants.

Older homes also need planned maintenance, especially stumps, roofing, plumbing and termite checks. Routine inspections and clear lease terms for yards help keep long-term tenants comfortable and the property in good shape.
