Buderim sits on a plateau around 180 metres above the southern Sunshine Coast, about 7 kilometres south-west of Maroochydore and roughly 91 kilometres north of Brisbane. Investors own here for the schools, the university and hospitals nearby, and a tenant pool that leans towards long-staying families.
Buderim at a glance
Once known for ginger and coffee growing, Buderim is now one of the coast's most established residential areas. Homes range from classic Queenslanders to modern one-off designs, with plenty of family houses on larger, often sloping blocks, alongside townhouses and units. Around 72 per cent of homes were owner-occupied at the 2021 census, which gives the suburb a settled, owner-led feel.

The Buderim rental market
OnTheHouse (Cotality data, as at 31 August 2026) shows a median rent of $950 a week for houses and $680 a week for units.
With fewer rentals than many coastal suburbs, each property is priced on its own merits: views, breezes, school catchment, yard usability and parking all matter. In Queensland, rent can only be increased once every 12 months for the property, not just the tenancy, and rent bidding is banned, so you can't invite or accept offers above the advertised rent. For family tenants who plan to stay, a fair rent that is reviewed sensibly each year is often worth more than squeezing the top of the range.
Where the opportunity is
- Queenslanders and older homes. Sympathetic updates to kitchens, bathrooms and living areas can lift rent while keeping the character tenants like.
- Second dwellings. Larger blocks may suit a granny flat, which Queensland has allowed to be rented to anyone since September 2022. Slope, access and approvals will decide the cost. More on granny flats and second dwellings.
- An extra bedroom or study. Converting underused space can suit larger families or people working from home.
- Air conditioning and fans. A practical upgrade, even on the breezier ridge. See lifting yield without overcapitalising.
Managing a property in Buderim
- Sloping blocks. Retaining walls, stormwater drainage and driveways need regular attention on steeper sites.
- Gardens and trees. Leafy blocks are part of the appeal. We set clear expectations in the lease about what tenants maintain and what the owner arranges.
- Character home maintenance. Timber homes benefit from regular checks for timber pests, paint and roof condition.
- Pools. Many family homes have pools, and a current pool safety certificate is needed before a lease is signed.
- School terms. Families prefer to move between terms, so we aim to line lease end dates up with school holidays where practical.
