Maroochydore sits where the Maroochy River meets the ocean, in the heart of the Sunshine Coast, with the Sunshine Coast Airport just to the north. Investors own here because it is the region's commercial hub, and a new city centre is adding jobs and amenity close to home.
Maroochydore at a glance
Maroochydore combines beaches, the river and a busy commercial core around Sunshine Plaza, which also hosts the region's main bus interchange. The Maroochydore City Centre priority development area, around 60 hectares on the former Horton Park Golf Club site, is being developed as the Sunshine Coast's central business district and is expected to create more than 15,000 jobs over its life.
Housing includes beachside and riverside apartments, older houses on residential streets, canal-front homes in Maroochy Waters and newer homes in Sunshine Cove.

The Maroochydore rental market
OnTheHouse (Cotality data, as at 30 September 2026) shows a median rent of $850 a week for houses and $730 a week for units. At the 2021 census, around 53 per cent of homes were owner-occupied, so close to half the suburb is rented.
Rents differ sharply between a river-view apartment, a canal home and an older house a few streets back, so we price from live comparables for each property. In Queensland, rent can only be increased once every 12 months for the property, not just the tenancy, and rent bidding is banned, so you can't invite or accept offers above the advertised rent. Setting the right rent at the start of each lease matters, because there is no quick second chance to adjust it.
Where the opportunity is
- Updating older houses. Original homes close to the CBD can lift rent with a modest kitchen, bathroom and flooring refresh.
- Second dwellings. Queensland has allowed granny flats to be rented to anyone since September 2022, with approvals still required. On a suitable block this can add a second income. More on granny flats and second dwellings.
- Work-from-home space. A study or flexible third bedroom appeals to professionals working in the new CBD.
- Air conditioning and storage. Simple, practical upgrades that help with both rent and retention. See lifting yield without overcapitalising.
Managing a property in Maroochydore
- Waterfront properties. Canal and riverfront homes can come with pontoons, revetment walls and specific council conditions. We check what the owner and tenant are each responsible for.
- Flood information. With the river and canals nearby, check Sunshine Coast Council flood mapping for a specific address before buying or renovating.
- Body corporate. Apartments sit in schemes with by-laws and levies. We keep the body corporate manager in the loop on common property issues.
- Pools. A current pool safety certificate is needed before any lease is signed where there is a pool.
- Coastal seasons. We avoid lease end dates over the Christmas holiday period where we can.
