Day-to-day property management is about the tenancy: rent collected, repairs done, inspections completed. That’s essential. But it doesn’t tell you how your investment is performing, or what you could do next. That’s what an annual review is for.
What a good review covers
- Rental performance. What the property earned, vacancy and arrears over the year.
- Market position. Where the rent sits against current comparable evidence.
- Holding costs. Insurance, rates, maintenance and fees, and where they could come down.
- Yield opportunities. Lease timing, presentation and rent strategy.
- Improvements and value-add. Changes that could lift rent and long-term value, such as an extra bedroom or a second dwelling.
- Equity position. What the property is likely worth and what your equity could fund.
- Your broader portfolio. How this property fits your goals, and what might come next.
Why we built it into Rentwell
We own investment properties ourselves. We wanted someone to look at ours this way, so we built it into every Rentwell management. Every client receives an annual Property Performance Review with our team and analyst.
What happens after
A review is only useful if it leads somewhere. Sometimes the right move is simply a rent review or a cost saving. Sometimes it’s a renovation through Equity Projects, or using equity to buy again with Buywell. Either way, you’ll know where your property stands.
